The regular monthly meetings of the Parish Council are held at The Village Hall.

Planning applications received will be considered by the Parish Council. RPC will assess the merit of an application based on our set criteria below before commenting, taking into account valid concerns of local residents.

Radnage Parish Council planning considerations checklist.

/ Existing development/ permission granted/ future issues : Has a precedent been set? Consider applications approved but not yet completed along with existing local development. If approved, will this development create a precedent for future applications?

/ Replies from agencies and groups: Have Environment, Highways or other local interest groups raised concerns?

/ Comments from local residents: Have local residents raised concerns? If so, representation via the PC should be made in the form of an objection or comment to be taken into consideration should the application be passed.

/ Appearance: Is the proposed in keeping with the scale and character of the surrounding development? Consider appearance of surrounding properties, position, design and materials proposed, landscaping etc.

/ Safeguarding: Does the proposed threaten precious local farmland or sites of historical or local interest?

/ Rights of way: Will the development create problems for the surrounding roads, footpaths and bridleways and if so, what proposals have been made to manage such risks? Consider road capacity, means of access, visibility, adequate and safe parking, safety of cyclists, horse riders and pedestrians. Are public rights of way protected?

/ Public services: Will the proposed overwhelm local drainage and water supply?

/ Impact on surrounding buildings: Will the proposed overlook, create a loss of light, overshadow, create significant disturbance due to noise or smell?

/ Greenbelt and AONB: Will the proposed create sprawl or impact openness? Will the proposed damage the AONB?

/ Trees and hedges: Are existing hedges and trees to be removed? Is a planting plan proposed to replace with sustainable native species?

/ Flooding or pollution: Is there a risk of flooding or pollution? Consider location of septic tanks, gradient of land and landslip / soil erosion due to removal of foliage.

/ Planning history: Is there a history of refusals, appeals or permission granted on the same site? If so, what were previous concerns?

/ Local village services: Does the proposed threaten local services such as pubs?

/ Crime: Is the proposed likely to encourage an increase in crime?
